Peachtree Hills Place℠ is Isakson-Barnhart’s newest residential community for people ages 62 and older seeking to live a secure, independent lifestyle with quick access to a continuum of healthcare.
Vision:
Peachtree Hills Place will provide amenity-rich, independent living with private on-site health services for discerning adults. The community will allow members to age in place never having to search for care as their health needs change.
Developer:
Isakson-Barnhart is Georgia’s developer of award-winning residential communities for those ages 62 and over. Partner E. Andrew (Andy) Isakson first founded the company in 1982 and partnered with David Barnhart in 1987. The company has established itself as one of the most respected in Atlanta’s competitive commercial real estate market. The company’s vision to provide amenity-rich, independent living for discerning adults was born out of the personal experiences of the family of Ed and Julia Isakson after their difficult search for a community that would provide their parents with an active lifestyle combined with on-site health care. This mission manifested itself in Park Springs®, the company’s flagship property in Stone Mountain, Ga. Park Springs was nationally recognized by the 50+ Housing Council of the National Association of Home Builders as the recipient of the 2005 Platinum Award in the CCRC Overall Community category for large CCRCs (200 or more units), as well as the Gold Award for Interior Design. In 2006, the same group awarded Peachtree Hills Place the Silver Award for CCRC On the Boards – Large, rating the Buckhead community above all other entrants.
Location:
Peachtree Hills Place is being developed on the 23.3-acre site at the intersection of Peachtree Hills Avenue and Virginia Place, currently occupied by the Peachtree Hills Apartments. It will place members in the heart of south Buckhead, near Atlanta’s best shopping, dining and cultural outlets. The addition of Peachtree Hills Place as part of an established community will encourage an intergenerational mix and create a life-cycle community where long-time residents can age in place.
Size:
The new, $200 million community will include 274 independent residences, 36 skilled nursing and memory care suites located in the health center (The Terraces), a clubhouse, fitness center, and greenhouse.
Homes:
Peachtree Hills Place members will choose among 266 luxury, villa-style residences in low- to mid-rise buildings and eight single-family homes. Eighteen gracious one-, two- and three-bedroom floorplans are available, and members have the opportunity to design and decorate their homes. The community will be constructed all at one time, with entrance fees ranging from the $546,000 to over $1 million. Members also pay a monthly fee ranging from $2,983 to $6,480. When a member moves or passes away, 90 percent of the entrance fee will be refunded to his or her estate through the CCRC’s Return-of-Capital plan.
On-Site Wellness and Healthcare:
Peachtree Hills Place will address the total wellness of its members, with programs and facilities in place to help members blend a satisfying life through Physical, Psychological, Social, Spiritual, Intellectual and Occupational components. A rich and versatile wellness program will encourage exercise, nutrition and health screenings as well as activity in the well-equipped Fitness Center and spa. Additionally, programs will allow members to pursue interests and relationships through classes, interest groups and volunteering.
When health status changes, members will have access to an on-site health center, The Terraces. The residential building will include three floors with 12 residences on each floor, for a total of 36 residential skilled nursing and memory care suites. Residences will be divided into groups of six, with each group supported by its own living room, dining room, activity area and conservatory. Each floor will have a residential kitchen. In addition, Peachtree Hills Place members can receive in-home care services offered on site.
The Terraces will be equipped with state-of-the-art equipment to provide the best care and security for members. Life Care Services, LLC, one of the nation’s leading management companies for senior communities, will manage The Terraces.
Amenities:
The 61,000 square-foot Clubhouse will include an art studio; billiard and card room; casual, formal and private dining rooms; a grill and market; multiple ballrooms; library; bank; and classroom.
The 15,000 square-foot Fitness Center will offer a three-lane lap pool; warm water therapy pool; cardio and weight room; aerobic room; Spa including salon, meditation and treatment rooms, as well as men’s and women’s day lockers and showers.
The Greenhouse will include areas for maintaining flowers and other plants. Adjacent outdoor raised gardening plots will be available for members’ use as well.
The Grounds will encompass seven natural and landscaped parks ranging in size from one-third to five acres, including a central courtyard the size of a football field, a prominent park of approximately three-fourths acre at the corner of Peachtree Hills Avenue and Virginia Place, and approximately five acres held in a conservation easement. The development is saving more than 50 percent of the caliper-inches of the trees on the heavily wooded property. Most parking will be underground.
An exceptional array of services will include the availability of a variety of vehicles, including luxury sedans, for member transportation to shopping, doctor visits, places of worship and the airport. A concierge will be available to assist members with any needs they may have, and valets are on hand as well. Property maintenance including landscaping and exterior building maintenance will be provided as will residential up keep and maintenance including maid service and linen and laundry services.
Management:
Life Care Services, LLC, a leading management company of senior communities in the nation, will oversee management and administration of Peachtree Hills Place.
