How is the financial model at Peachtree Hills Place different?
In the homeownership/equity model at Peachtree Hills Place, you purchase your home just like any other real estate transaction. In the future, should you require higher levels of care or decide to move closer to another child, you can list your home with Isakson Living or any other agency. Upon the sale of your home in Independent Living, you receive the proceeds from the home sale, enabling you to pay for your healthcare without depleting your assets, or your estate will benefit from the sale. You are in control of your funds.

In the “Buy-In” financial model used in other communities, you pay a lump sum for your home, and when you relocate, or at the end of your life, you or your estate receives 80-90% of what you originally paid. In the “Buy-In” financial model, if you move to healthcare, you do not receive the 80-90% refund until you leave the community. The community holds the funds while you are paying for assisted living, memory care, or skilled nursing care. The funds are released when you move off the property, and the community has now found a new resident.

How does Medical Care at Peachtree Hills Place work?

There are a couple of other ways in which we differ from various communities. Our physician, Dr. Khurram Khan, is the full-time medical director for Isakson Living. Dr. Khan attended medical school at the Pennsylvania School of Medicine and is a geriatric physician. Dr. Khan then worked for Emory in Senior Healthcare before joining Isakson Living over six years ago. Dr. Khan holds clinic hours at the Wellness Center in Independent Living three days a week and serves as the medical director of The Terraces for higher levels of care. We have a nurse on staff and offer a complete physical therapy program. We also provide 24-hour security with a trained EMT on all three shifts. We are proud of our rating, as not many communities have achieved it.

What are Monthly Club Service Fees?
The Club service fees include a monthly dining allowance of $500 per person. The monthly HOA fee is $0.47 per sq. ft. View our full list of amenities and services. The fees quoted here are for 2026.

What is Isakson Living, Inc.?
Peachtree Hills Place is the first Life Plan Community built in the Metro area in twenty years and the first in-town in forty years. The last community to open before Peachtree Hills Place is also an Isakson Living community, located at Stone Mountain. Isakson Living, Inc. has managed Park Springs and celebrated its 20th anniversary in 2024. Click the link to learn about Andy Isakson’s vision for Peachtree Hills Place. Isakson Living pioneered the equity-financial model in the State of Georgia, and it has been very successful.

How does dining work?
Peachtree Hills Place features three dining venues: a casual option, Café Irby, and a fine dining establishment, Table 1912. Members can also dine in the Library bar area. We also have PHP Provisions, where you can select from a fine array of wines or pick up salads, soups, and sandwiches to take home or share with family and friends. The grandchildren love the ice cream!

If a Member prefers to dine at home, they may order from either menu, and culinary will deliver to their home. Our Members love to invite their friends over because the food is outstanding. Recently, the Culinary Director and Chef were invited to Miami to present their philosophy of serving seniors to other luxury communities around the country. Other luxury senior living communities were surprised to learn that our food service is chef-driven and that we do not hire a contract food management company to prepare meals for members. Everything from salad dressings to desserts is made here.

Is croquet important at Peachtree Hills Place?
It is a strategic game that our Members enjoy. Those who have played for years in the mountains in North Carolina are always ready to give you some pointers. The Junction, located between the only regulation courts in the metro area, has a beautiful gathering space where you can pick up a mallet and balls and find someone to play a game with. When Isakson Living began planning Peachtree Hills Place, prospective members asked that they create Croquet courts instead of reflecting ponds in the courtyard. They wanted to keep moving! It is a lot of fun to watch and even more fun to play.

What do Facilities Services provide?
Our facilities team provides services for HVAC, housekeeping, carpet shampooing, changing lightbulbs, and other repairs. They are always ready to help. This is a small example of what our associates do every day.
